WHAT YOU’LL DO
The Senior Vice President, Real Estate and Workplace Strategy serves as the strategic leader for our global real estate portfolio and workplace experience. This role is accountable for planning and managing our office locations and workplace standards worldwide, partnering closely with the executive team to determine how much space we need in each market, where we should be located, and how our offices should be designed to support our employees and customers. Responsibilities span the full real estate lifecycle, including site selection, lease negotiations, renewals, relocations, new office openings, and office build-outs.
Day-To-Day Responsibilities:
- Leads and develops real estate strategies and solutions that align with business strategies in delivering workplaces that fuel innovation, drive growth and enhance employee experiences.
- Review our current offices and employee locations to recommend where we should expand, reduce, relocate, or consolidate space.
- Develop a practical real estate plan that supports company growth, headcount, and budget goals.
- Lead site selection for new offices, relocations, and expansions in the US and internationally.
- Negotiate leases, renewals, rental rates, tenant improvement allowances, and related contracts.
- Work closely with Legal and Finance to make sure agreements are financially sound and low risk.
- Build and maintain relationships with landlords, brokers, and real estate partners.
- Oversee the planning and build-out of new offices and renovations, from initial concept through move-in.
- Support expansions and Mergers and Acquisition (M&A) activities including performance of due diligence and the identification, construction, and integration of new sites.
- Work with local office leaders to understand operational needs and make sure new spaces support their teams.
- Establish basic workplace standards for layout, meeting rooms, collaboration areas, labs, and customer-facing spaces.
- Coordinate with IT and AV teams to make sure offices are equipped with the right technology and infrastructure.
- Partner with HR on headcount planning and workplace models (in-office, hybrid, remote) to align space with staffing.
- Create simple processes for how we make real estate decisions across all regions.
- Track key dates, lease terms, and costs for all locations and provide regular updates to senior leadership.
- Prepare clear recommendations and business cases for major real estate decisions.
- Perform additional tasks, responsibilities, and projects needed to support the team and organization, ensuring flexibility in adapting to evolving priorities and objectives.
WHAT WE’RE LOOKING FOR
Must-Haves:
- BS Degree in Engineering, Business, Real Estate or related field.
- 15 or more years of experience in corporate real estate, facilities, workplace, or a related field.
- Experience managing multiple office projects across different regions and countries.
- Strong background in lease negotiation, renewals, and landlord relationships.
- Proven experience leading office relocations, buildouts, and new site openings.
- Experience in working directly with senior executives and presenting recommendations.
- Strong financial skills, including understanding rent structures, operating expenses, and project budgets.
- Clear written and verbal communication skills.
